5. Subject-to and creative finance risk

Subject-to acquisitions carry specific risks that are taught openly in our materials, including the lender's right to accelerate under a due-on-sale clause, the seller's continuing personal liability on the underlying note, insurance complications, and the possibility of loss of the property. These risks are real. Anyone who tells you otherwise is not being straight with you.
